Looking to rent an apartment or a home in the Poconos?

We manage rentals across Monroe, Carbon, and Pike Counties. Below is our application process, what we look for during screening, and what the timeline typically looks like from submission to move-in.

Our Rental Application Process

Screening Application

We keep this first step simple. There is no fee and no credit check during the initial screening. If your screening meets our initial standards, we’ll reach out to schedule a showing.

In-Person Showing

If your screening is approved, you’ll be invited to an in-person showing (or video call if needed).

Verification

Application fees (if applicable) are collected at the verification stage, when screening reports are ordered. At this stage, we verify your information: credit, criminal and eviction history, income, and identity. If you reach this point, you are one of the final applicants being considered.

Lease Review & Signature

If everything checks out, we prepare the lease and send it electronically for your review, questions, and signature.

Pay the Deposit

The home may continue to be marketed until the security deposit is received. The deposit must be paid in certified funds (money order or certified check). Once received, the home is held for move-in.

Move-In

Before move-in, you’ll need to:

  • Pay any remaining lease charges

  • Provide proof of renters insurance (cost varies by provider)

  • Transfer required utilities into your name

  • Complete the move-in condition report

Our Rental Application Policies

Occupancy limits: Occupancy is set per property based on layout, local code, and building systems (including septic where applicable). Many homes follow a 2-per-bedroom guideline, but limits can be lower or higher depending on the unit.

Late payment policies: If rent becomes past due, we follow the lease terms and applicable Pennsylvania notice requirements. In some cases, an owner-approved payment plan may be considered. If a payment plan is approved, an inspection may be required as part of confirming the unit’s condition.

Applicant qualification: Applicants must demonstrate the ability to afford the rent through verifiable income and a review of credit and rental history. We also consider documented factors such as assistance programs or temporary hardship on a case-by-case basis.
