Looking to rent an apartment or a home in the Poconos?

We manage rental homes and apartments across Monroe, Carbon, and Pike Counties. This page outlines our application requirements, screening criteria, and the timeline from submission to keys in hand.

Our Process

01

Screening Application

We respect your privacy and keep this simple. There is no fee and no credit check at this stage. If it meets our initial standards, we’ll contact you to schedule a showing.

In-Person Showing
 

If your screening is approved, you’ll be invited to an in-person showing (or video call if needed).

Verification
 

At this stage, we verify your information: credit, criminal and eviction history, income, and identity. If you reach this point, you are one of the final applicants being considered.

Lease Review & Signature

If everything checks out, we prepare the lease and send it electronically for your review, questions, and signature.

05

Pay the Deposit

The property is still marketed until the security deposit is paid in certified funds (check or money order). Prompt payment secures your spot.

06

Move-In

Before move-in, you’ll need to:

  • Pay any remaining lease charges

  • Show proof of renters insurance (typically $10–20/month)

  • Transfer utilities into your name

  • Complete a property condition form

Policies

Occupancy limits: Generally speaking the number of occupants for a unit is 2 per bedroom plus 1, but the conditions may vary based on the conditions of the property including sewage, potential wear and tear, and sqft of common areas. 

Late payment policies: If a tenant falls behind on rent an eviction process will be started and will not be stopped until an owner approved payment plan is established and followed. A condition of the payment plan is a unit inspection. 

Applicant qualification: An applicant must demonstrate creditworthiness and a source of income to make the rent affordable. There are exceptions such as assistance programs or events temporarily impacting credit which will be taken into consideration as part of the whole application.
