  • Position near Jim Thorpe and Lake Harmony boosts bookings.


Jeremiah’s Take: This is one of the top Airbnb townships... period. For years, investors were discouraged by zoning rumors, but the current system is very workable. We’ve seen strong, consistent results here for operators who do the work and follow the rules.


Arrowhead Lake (Tobyhanna & Coolbaugh Townships)

  • High Airbnb volume, especially on the Coolbaugh side.

  • Last reviewed December 2025: Tobyhanna’s published guidance limits occupancy based on permitted bedrooms, with a maximum allowance of 10. Township meeting minutes have also referenced an STR license cap policy.

  • Before you buy in Arrowhead, confirm permit availability, occupancy rules, and HOA requirements in writing.

  • Permits are required, and HOA guest registration fees can be significant.


Jeremiah’s Take: Arrowhead remains a powerhouse, particularly after Tobyhanna lifted its hard guest cap. Just know it’s not a free-for-all. The location within the township matters and enforcement is real. Summer registration fees are the biggest add-on here.


Brier Crest Woods (Tunkhannock Township)

  • STR licensing is active in Tunkhannock, with basic HOA and guest registration.

  • The community is close to highway access while offering quieter, natural surroundings.

  • Ideal for family and smaller group rentals. Large party homes face scrutiny.


Jeremiah’s Take: Brier Crest is a quiet stronghold. It’s close to Lake Harmony and loaded with attractively priced homes, though giant, party-focused rentals don’t fit here. Smaller homes are a great play.


Emerald Lakes (Tobyhanna and Tunkhannock Townships)

  • Mostly within Tobyhanna, but a small part is in Tunkhannock.

  • Process is straightforward: inspection, taxes, emergency local contact.

  • Directly across from Kalahari and home to many of the region’s largest vacation homes.


Jeremiah’s Take: This area exploded in popularity from 2020–2023, with big homes and even properties with pools. If you operate cleanly and stay compliant, you’ll do very well here.


Big Bass Lake (Clifton Township)

  • STRs permitted and licensed in both Clifton and Lehigh Townships.

  • Known for privacy, repeat guests, and proximity to Wallenpaupack and Gouldsboro State Park.
